If you have read about water damage you have probably seen the three categories of water: Category 1 clean, Category 2 gray, Category 3 black. Category describes contamination. There is a second scale in the IICRC S500 standard that matters just as much for how your loss is handled: the class of water damage, which describes how much water the building materials have absorbed and therefore how much evaporation is required to dry them.
Class 1: the least water
Only part of a room is affected, and the materials involved absorbed little water. Think of a leak under a sink that wet a section of tile floor and the toe-kick of a cabinet. Low-porosity materials, minimal carpet involvement. Drying is relatively quick with a modest amount of equipment.
Class 2: a full room, and it is soaking in
A significant amount of water has affected an entire room. Carpet and pad are wet throughout, and moisture has wicked up the walls, typically less than 24 inches. Furniture and structural materials such as drywall and wood framing have absorbed water. This is the most common residential class for a burst supply line or an overflowing appliance, and it usually requires several days of air movers and dehumidification plus removal of the carpet pad.
Class 3: water came from above
The greatest amount of water, generally from an overhead source such as a failed supply line in an upstairs bathroom, an attic water heater, or a roof leak during a storm. Ceilings, insulation, walls, carpet and pad are saturated. Drying involves opening ceilings to remove wet insulation, extensive equipment, and often removal of drywall that has lost its integrity.
Class 4: specialty drying
Class 4 is not about volume but about the materials. Water has been absorbed into low-porosity, dense assemblies such as hardwood flooring, plaster, brick, concrete or the layers of a built-up subfloor. These release moisture slowly and need specialized methods: floor drying mats that pull moisture out of hardwood, longer drying times, and sometimes controlled heat.
Why class matters to you
- Equipment and time. Class determines how many air movers and dehumidifiers are set and how long they run. A Class 2 loss dried like a Class 1 will not reach its drying goal, and hidden moisture leads to mold.
- What is removed versus dried in place. Class 3 losses usually involve removing saturated insulation and drywall; Class 1 losses often dry in place.
- Your claim. Mitigation estimates are built around the class of loss. Documenting it correctly, with moisture readings that show the extent, supports the scope your adjuster reviews.
Category and class together
The two scales combine. A Category 1, Class 2 loss from a burst pipe is a straightforward dry-down with pad replacement. A Category 3, Class 2 loss from a sewage backup in the same room requires removal of the carpet, pad and affected drywall regardless of how well they might dry, because contamination, not moisture, drives the decision.
