The water you can see after a leak is the smaller part of the problem. Water follows gravity and capillary action into places you cannot see, and it stays there long after the visible surfaces have dried. Finding that moisture is the difference between a loss that is properly mitigated and one that resurfaces months later as warped flooring, a soft wall or mold.
Where water goes
- Wall cavities. Water on a floor wicks up the drywall from the bottom edge, usually behind the baseboard where you cannot see the stain. Inside the wall it wets the back of the drywall, the bottom plate, and any insulation, all of which dry very slowly with no air movement.
- Under flooring. Water runs under laminate, engineered wood and vinyl plank and sits on the subfloor. The surface may look fine while the subfloor and underlayment are saturated. Under tile, it travels along the mortar bed.
- Behind and under cabinets. A dishwasher or sink leak wets the cabinet toe-kick and the floor beneath the cabinet, an enclosed space that almost never dries on its own.
- Ceiling assemblies. Water from above pools on top of the drywall and soaks into insulation, which holds it against the ceiling for days.
- Adjacent rooms. Water travels under walls along the subfloor and shows up in the next room, sometimes on the other side of the house at a lower elevation.
Why it matters
Materials that stay wet lose strength, delaminate and warp. Mold growth can begin on wet drywall paper and wood within 24 to 48 hours and continue as long as the moisture remains. From an insurance standpoint, damage that shows up weeks later can be harder to connect to the original covered event, so finding and documenting all the moisture at the time of loss protects you.
How technicians find it
- Moisture meters. Pinless meters scan large areas of drywall and flooring quickly for elevated readings; pin meters confirm moisture content in wood and locate the edge of the wet area. Readings are compared to a dry standard taken from unaffected material in the same house.
- Thermal imaging. Wet materials cool as moisture evaporates from them, so an infrared camera shows wet areas as cooler patterns behind paint and under flooring. Thermal imaging does not measure moisture; it shows where to put the meter.
- Hygrometers. Measuring humidity and temperature in the air tells the technician how much moisture the room is holding and whether the dehumidification is keeping up.
- Inspection openings. Where readings are elevated but the cause is not visible, a baseboard is removed or a small opening is cut to see and dry the cavity directly.
Moisture mapping and documentation
Readings are recorded room by room at marked points on the first visit and at the same points daily until materials reach the dry standard. That map shows the true extent of the loss, guides equipment placement, and gives your adjuster an objective record of why the drying scope was what it was.
Signs you may have hidden moisture from an old leak
A musty odor with no visible source, baseboards pulling from the wall, paint bubbling near the floor, flooring that feels soft or clicks underfoot, or a room that always seems humid. If you notice these, an inspection with a meter and thermal camera can find the cause quickly.
