Weeks after a fire, with the walls repainted and the carpet replaced, a homeowner opens a closet on a humid August afternoon and the smell is back. Smoke odor is one of the most persistent problems in fire restoration, and it persists for a specific reason: the odor is not on the surfaces, it is inside them.
Why smoke odor lingers
Smoke is made of hot gases carrying microscopic particles. Heat and pressure from the fire drive those particles into every porous material in the house: drywall and the paper on it, wood framing, insulation, subfloor, fabrics, the interior of ductwork, even the gaps around trim. As those materials cool, the particles are trapped. Warmth and humidity later release the volatile compounds again, which is why the odor seems to come and go with the weather. Surface cleaning and a coat of paint address only the outer layer.
The sequence that works
Odor control in fire restoration follows the IICRC S700 approach: remove the source, clean the residue, seal what remains, and treat the air. Skipping a step is why odor comes back.
- Source removal. Charred structural material, burned contents and heavily saturated porous materials such as insulation and carpet pad are removed. No treatment can neutralize odor coming from a burned stud left in the wall.
- Residue cleaning. Soot residue is cleaned from every surface, including those that look clean: tops of door frames, inside cabinets, ceiling surfaces, behind appliances. The residue type dictates the cleaning method.
- HVAC cleaning. The air handler, ducts and returns carried smoke through the house and hold residue. If the system is not cleaned, it redistributes odor every time it runs.
- Sealing. Framing, subfloor and drywall that remain but were exposed to smoke are sealed with an odor-blocking encapsulant before new finishes go on. Ordinary primer does not do this.
- Air and material treatment. With the sources removed and surfaces cleaned, the remaining odor is treated. Thermal fogging disperses a deodorizing agent as a fine fog that penetrates materials the same way smoke did. Hydroxyl generators can run in occupied spaces. Ozone treatment is effective but requires the space to be vacated during and after treatment. The method is chosen for the material and the situation.

Soft goods hold smoke odor stubbornly. Clothing and linens typically go to a specialty textile restoration process; upholstered furniture and mattresses may be cleaned and deodorized or, if heavily affected, documented for replacement under the contents portion of the claim.
What does not work
Scented candles, plug-in fresheners and ordinary household cleaners mask odor briefly. Painting over smoke-stained drywall without cleaning and sealing traps the odor and it bleeds through. Running the HVAC to “air it out” spreads residue into the ductwork.
