After a fire, the flames are usually the smallest part of the damage. What spreads through the rest of the house is smoke and soot, and although the words are used interchangeably, they are different problems that call for different cleaning methods.
Soot is the residue. Smoke is the odor and the carrier.
Soot is the solid residue left when materials burn incompletely: carbon particles mixed with whatever else was in the fire, from plastics to cooking oil. It settles on surfaces as a film or a powder and is what you can see and touch.
Smoke is the mixture of gases and fine particles that carried that residue through the house. Smoke odor comes from volatile compounds that have absorbed into porous materials such as drywall, insulation, fabrics and the inside of ductwork. You can wipe soot off a wall and still smell smoke a month later if the odor source has not been addressed.
Not all soot is alike
Restoration technicians identify the type of residue before choosing a cleaning method, because the wrong method can set a stain permanently.
- Dry soot comes from fast, hot fires that burn natural materials such as wood and paper. It is powdery, sits on the surface and is generally the easiest to remove with dry cleaning sponges and HEPA vacuuming.
- Wet soot comes from slow, smoldering fires and burning plastics or synthetics. It is sticky, smeary and has a strong odor. Wiping it with water spreads it; it needs specific solvent-based cleaners.
- Protein residue comes from kitchen fires where meat or grease burned. It is often nearly invisible but leaves a yellowish discoloration on paint and cabinets and a persistent odor.
- Fuel oil soot from furnace puff-backs is oily, dark and spreads through the ductwork to every room.
Why soot keeps damaging surfaces
Soot residue is acidic. In the days after a fire it continues to etch glass, tarnish metal fixtures, yellow countertops and discolor grout. That is why fire restoration starts with an emergency service call to remove residue from the most vulnerable surfaces before the rest of the project is even scoped.
How the odor is addressed
Odor control follows a sequence. First the source is removed: charred material is cut out and heavy residue is cleaned. Then porous materials that cannot be cleaned, such as saturated insulation, are removed and replaced. Remaining surfaces are cleaned and sealed where appropriate. Finally the air and the remaining odor-bearing materials are treated, commonly with thermal fogging, hydroxyl generators or ozone treatment in unoccupied spaces, followed by HVAC duct cleaning so the system does not redistribute the odor.
Where insurance fits
Fire losses are among the most commonly covered perils in homeowner policies, and the claim typically includes structure, contents and additional living expense while the home is uninhabitable.
