Pack-Back: How a Contents Packout Ends and Your Home Is Put Back Together

The pack-back is the day a restoration becomes a home again. It comes after the structure is finished and cleaned, and it is the mirror image of the packout that started the project: the same inventory, the same boxes, in reverse. Because it is the last thing that happens, it is also where any loose ends surface. This post covers how a pack-back is planned, what to check, and how the contents side of a project is closed out. When it happens

Belongings come back only when the structure is ready to receive them:

We schedule the delivery once those conditions are met, usually over one or two days depending on the size of the packout.

What happens on the day

  1. Delivery in inventory order. Boxes and furniture arrive tagged to the rooms they came from. Crews place furniture first, then boxes by room, so the house is walkable from the start.
  2. Check-in against the inventory. Each tag is checked off as it enters. The inventory that was built on the way out is the control on the way in; nothing is “probably in a box somewhere.”
  3. Unpack and place. Depending on the arrangement, crews unpack and place items according to the inventory photographs, or set boxes in the right rooms for you to unpack at your pace. Fragile and high-value items are unwrapped with you present.
  4. Inspection of restored items. Cleaned furniture, textiles and hard goods are looked over together. Anything that did not clean to an acceptable result, or that was damaged in handling or storage, is noted on the spot.
  5. Removal of packing. Boxes, paper, wrap and blankets leave with the crew.

Items that did not make it

Some items that went out as “restorable” turn out otherwise: the odor did not come out of a mattress, a veneer lifted, an appliance failed testing. These are documented with photographs and moved to the non-salvageable list, and the contents claim is updated so your adjuster has the complete picture. The earlier the list is finalized the sooner the replacement portion of your claim can be settled. Coverage and valuation are your carrier’s decisions; our job is to make the record complete and accurate.

Sign-off and after

When the count reconciles and the punch list is clear, you sign off on the contents portion of the project. Keep the inventory with your permanent house records alongside the structural claim documents; it is the only complete record of what was in the house before the loss. If you find an issue in the following weeks, such as a box you did not open right away, call us; the tags and photographs make it possible to trace an item’s path.
